What pushes the price up

  • Steelwork. Most dormers and hip-to-gables need steel beams to carry the new roof and floor.
  • Head height. Less than about 2.2m from the top of the ceiling joists to the ridge usually means a dormer or more roof work.
  • Bathrooms. An en-suite adds plumbing, drainage runs and fittings.
  • Fire safety. A protected escape route, fire doors and mains-wired smoke alarms are needed to meet building regulations.
  • Party walls. On terraces and semis, steels bearing on the shared wall usually need a party wall agreement.

Common questions

How much does a loft conversion cost in Liverpool in 2026?

Using our North of England rates, a 25 m² loft typically costs around £27,500 to £39,000 as a rooflight (Velux) conversion, £34,500 to £48,500 as a rear dormer and £41,500 to £60,000 as a hip-to-gable with dormer, before VAT.

What is the most common loft conversion in Liverpool?

Rear dormers are the most common on terraced and semi-detached houses, because they add full-height walls and much more usable floor. Hip-to-gable conversions suit semis and detached houses with hipped roofs.

Do I need planning permission for a loft conversion in Liverpool?

Many loft conversions are permitted development, within 40 m³ of extra volume for terraced houses and 50 m³ for semi-detached and detached houses. Mansards, front dormers and homes in conservation areas usually need planning. All loft conversions need building regulations approval.
